Dubai Maritime City

A sea-facing tower district beside Mina Rashid, close to the centre of the city.

Beyond's newest masterplan district — five towers around a landscaped canopy, five to twenty minutes from Downtown and DIFC.

Dubai Maritime City is Beyond's newest masterplan district on the Dubai coast between Downtown and the airport — landscaped canopy terraces stitched through the base of every building instead of a single podium deck.

1111 represents Forest District here: Kanyon, Talea, Sensia and Orise for living, and 31 Above for commercial offices — a new district with no resale track record yet, so pricing is confirmed unit by unit, in person.

Where it is

Dubai Maritime City is a man-made peninsula on the Dubai coast, set between Mina Rashid and the Dubai dry docks. It sits beside the older part of the city rather than out along the southern coast, which puts it closer to Downtown, DIFC and the airport than most of Dubai’s beach districts.

What kind of waterfront it is

This is an urban waterfront, not a resort one. Homes here are apartments in towers, with views over the Gulf, the port and the city skyline. The peninsula was planned around the maritime industry, so a working maritime precinct sits alongside the newer residential and commercial towers.

That mix is the character of the place. It also means the outlook from one tower can be quite different from the outlook from another, and it is worth looking at exactly what a given unit faces today and what is planned in front of it.

A newer residential address

As a place to live, Dubai Maritime City is younger than Palm Jumeirah or Dubai Marina. Much of what is on sale is off-plan or newly built, and the area has a shorter resale history than established districts. Buyers here are relying more on the developer, the masterplan and the location than on a long record of past sales.

Who it suits

Buyers who want sea views and a short drive to the business districts, and who are comfortable with a district that is still being built out. Buyers who want a beach at the door, a villa or a finished neighbourhood usually start somewhere else.
