Three different ideas of waterfront

These three names appear on the same shortlists because all of them put you beside the Gulf. Beyond that they are different propositions: an established resort island, a newer island group still taking shape, and an urban peninsula of towers. This comparison is about the locations themselves. It makes no claim about prices or returns.

Palm Jumeirah: the established island

Palm Jumeirah is the finished article. Its trunk, fronds and Crescent are built and lived in, with hotels, beach clubs and restaurants already operating. Homes range from apartments on the trunk to villas on the fronds and a small number of low-density residences on the Crescent.

Because it is mature, a buyer can see what they are getting: the community, the upkeep, the neighbours, and a long history of homes changing hands. New supply is limited by the simple fact that most of the island is already built. It sits off the southern stretch of the coast, closer to Dubai Marina than to the old city.

Dubai Islands: the newer island group

Dubai Islands is a group of man-made islands off the Deira coast, on the northern, older side of the city, also developed by Nakheel. It is planned around beaches, resorts, marinas and residential neighbourhoods, and it is linked to the mainland by bridge.

It is at a much earlier stage than the Palm. Parts are open and operating while much is still under construction or planned, and a large share of what is on sale is off-plan. A buyer here is taking a view on how the islands will look and work when they are complete. That calls for closer attention to the masterplan, the developer of the specific building, and what will be finished around the home on the day it is handed over.

Dubai Maritime City: the urban peninsula

Dubai Maritime City is a peninsula between Mina Rashid and the dry docks, next to the older city and a short drive from Downtown and DIFC. It is a district of towers, not beaches. Homes are apartments with sea, port and skyline views, and a working maritime precinct shares the peninsula.

It suits buyers who want the water in view and the business districts close by, and who are comfortable in a district that is still being built out.

Side by side

  • Setting: Palm Jumeirah is a resort island. Dubai Islands is a resort and residential island group in the making. Dubai Maritime City is an urban tower district.
  • Maturity: Palm Jumeirah is established. Dubai Islands and Dubai Maritime City are newer, with more off-plan and more construction still to come.
  • Home types: villas, apartments and a few mansions on the Palm. Mostly apartments, with some villas and townhouses, on Dubai Islands. Apartments and offices in Dubai Maritime City.
  • Position in the city: the Palm is on the southern coast near Dubai Marina. Dubai Islands is on the northern coast by Deira. Dubai Maritime City is central, beside Mina Rashid.
  • Beach: at or near the door on the Palm and on Dubai Islands. Not the point of Dubai Maritime City.

How to choose between them

Start with how you will use the home. For a finished, proven address where you can inspect everything today, the Palm is the natural first look. For a newer island with a longer horizon, Dubai Islands is the comparison to make, with careful checks on what will be complete and when. For city access with a sea view, Dubai Maritime City answers a different question from either.

Quick answers.
